(a company which designed and supplied law forms to solicitors) and also 'Legal Kit Specialists' a business for the purpose of supplying instructions direct to the user in 1997.
Our DIY conveyancing kits are designed for the 'first time' buyer and seller and they are right up to date. We provide information in Simple English. . All kits with free back-up assistance. If you want two kits phone me for a discount. If you are not using services of a real estate agent you will require two copies of the R E I Q contract which we can supply.
Some books in the kits have about fifty pages of clear information, instructions and examples. The language which we use is plain, Simple English so that you understand what we are saying, and we also provide a glossary of terms that you might encounter from the other party. The kits contain a clear index of the contents so that you can easily locate information about your enquiries.
The current R E I Q contracts for purchase or sale of property contain clauses (11. 3) (11.5) and (12.1) which need to be considered at the beginning of your intention to act. The situation is that you, either as the intending seller or the intending purchaser, occupy a vital position in the agreement. Without your agreement to the manner in which the transaction takes place there is no deal.
Real estate has been bought and sold satisfactorily, safely and simply, for centuries with the purchaser and the seller being able to handle their own side of the operation. Of recent times the solicitors or agents have attempted to introduce new measures which deprive the buyer and seller of this freedom and lessen the required jobs for the solicitor. They now speak of ‘electronic signing’ and ‘electronic settlement’ which is not necessary from your point of view.
These matters are included in the contracts. ‘Electronic signing’ Is the signing of the contract and ‘electronic settlement’ is the final passing of payment and possession. The ‘electronic settlement’ clause advises that either party has the right to decline that method of settlement by advising the other party or their solicitor of their decision and crossing through the clause, and initialling. We suggest that your option to decline ‘electronic signing’ be made known to the real estate agent right from the beginning before either party signs their intention to buy or sell. You are the customer. Tell the real estate agent your decision.
These vary depending on the purpose of the kit and ensure that the forms you need are contained.
